It’s a question we get all the time. Why would I sell to Rainmaker? Why wouldn’t I do it the usual way, like everyone else? Well, just because it’s how everyone else does it, doesn’t mean it’s necessarily right for you. Every day, thousands of families put their house on the market and anyone who has ever been through the process will tell you, it’s not an easy task. It’s time consuming, stressful and costly.
There is a lot involved with putting your home on the market. Firstly there’s the times and cost of preparing for sale. Depending on your situation it can cost A LOT – there’s clean up, painting, maintenance and potentially hiring furniture – and that’s all before the property even hits the market. Then add the costs of marketing, advertising and agent’s fees. Throw on top of that all the stress and it’s definitely not a nice process.
At Rainmaker Property, we prefer to purchase properties direct from the owners. When we purchase homes this way, we find the whole process is a lot easier on the owners and saves them a lot of time and money. We are more than happy to purchase in an “as-is” condition – take what you want and we’ll deal with whatever is (or isn’t) left. We’ve bought from hoarders who have left properties completely covered in rubbish or the opposite situation when we purchase ex-rental properties where fixtures, fittings and sometimes complete walls are missing. In both situations the owners are able to walk away without having the hassle of getting the home ready for sale.
While deceased estate properties are often a target for developers, many families are keen to see the homes that their parents built – and that they grew up in – retained. There can often be conflicting views among family members as to the best way to sell the home and who will take responsibility to bring the home to a "market ready" condition. In these situations we are able to offer a fast and stress free solution to the challenge of moving on the family home.
But the big question everyone wants answered – do we pay market value? It really depends. As professional renovators, we evaluate how much work needs to be done to the property (and therefore how much we need to budget for the renovation). We then work out how much we can sell the property for once we have renovated it. As a business, we also need to make a profit. That then determines how much we can pay for a property – this figure might be the asking price, or it might be less. . If our offer is below what the homeowner is asking, what we do offer is a flexible sale to suit the owner, without the stress or time and money spent on preparation for sale. You ask any real estate agent and they will always tell you a lower offer that’s unconditional is always better than a high offer that’s inflexible and full of conditions.
